Learn when a plat is required and exceptions to the requirements of Illinois Plat Act.
Separate statutory schemes and local government agencies can come into play when one attempts to entitle a property with a plat of subdivision. Further complicating the process are those circumstances where a municipal subdivision ordinance may be in conflict with a county's subdivision or zoning ordinance. This topic guides the person responsible for obtaining plat approval through the platting process, identifying which regulations, statutes or ordinances control in the event of a conflict, identifying regulatory agencies and other issues such as a security requirements and annexation agreements. Failing to have an understanding as to which laws control and govern the process, which conflicting laws prevail, and which local government agency must approve the plat, can lead to delays and the loss of dollars and critical time. This overview leads to an understanding of how to obtain plat approval in a timely, efficient manner.
